
Probe finds major undervaluation in land transaction
Ajit Pawar’s son Parth Pawar’s firm, Amadea Enterprises LLP, has been directed to pay ₹21 crore in stamp duty along with a ₹1.47 crore fine over the contentious purchase of a 40-acre land parcel in Pune’s premium Mundhwa area. The order was issued by the Maharashtra Department of Registration and Stamps following a detailed probe into the undervalued land deal.
Officials confirmed that additional interest for the past seven months has also been imposed, and the penalty will continue to rise the longer the firm delays payment. The company has been given 60 days to clear all dues.
The dispute centres around a land sale from Sheetal Tejwani to Amadea Enterprises, valued at nearly ₹300 crore, even though the official market valuation stands at ₹1,804 crore. The dramatic underpricing triggered allegations of major concessions extended to Deputy Chief Minister Ajit Pawar’s family.
The controversy deepened after it emerged that the company had paid only ₹500 in stamp duty, securing a swift waiver on grounds that a data centre project was proposed on the site — a justification granted just two days after the sale.
Compounding the issue, the land falls under the Watan category, reserved for the Mahar community under the Bombay Inferior Village Watans Abolition Act, 1958. Such land cannot be transferred without explicit government approval.
Opposition leaders called the deal an “abuse of power” and demanded that the land be returned to the government and a criminal case filed. Congress leader Rahul Gandhi escalated the matter nationally, branding it “land theft by the government”.
Ajit Pawar Responds
Deputy Chief Minister Ajit Pawar distanced himself and his office from the deal, stating that his son was unaware the land fell under government restriction and insisting that the transaction should not have been executed.
“The sale deed should not have been executed. The registrar should not have done it. When I learnt of it, I said it must be examined properly,” Pawar said, advising his son to treat the episode as “a learning experience” and to scrutinise future proposals with greater caution.
