The relocation process for around 900 Shahunagar residents has begun as authorities move ahead with the next phase of the Dharavi Redevelopment Project

The Dharavi Redevelopment Project has moved a step closer to implementation, with the Brihanmumbai Municipal Corporation (BMC) beginning to issue notices to residents of Shahunagar to vacate their homes to facilitate redevelopment work.

According to an official release, the move follows similar notices issued by the Dharavi Redevelopment Project (DRP) and Slum Rehabilitation Authority (SRA) last month to residents of Sector 6. Families have been advised in advance to prepare for relocation either to transit accommodation or rented housing.

Officials said the objective is to free up land within Dharavi and accelerate rehabilitation and redevelopment activities, enabling the construction of permanent homes for residents at the earliest.

The latest step reflects the Maharashtra government’s effort to move the project from the planning stage to active execution and speed up redevelopment work on the ground.

The development comes shortly after Chief Minister Devendra Fadnavis directed authorities to ensure that 10,000 homes are made available by 2028.

As part of the current phase, around 900 BMC tenants residing in Shahunagar will be temporarily relocated.

Officials said residents opting for transit accommodation will be allotted homes in MHADA buildings located in Sector 5 of Dharavi. Around 500 MHADA units have already been kept ready by the DRP and NMDPL for families choosing this option, while others may opt for rented accommodation.

Before residents vacate their homes, a formal agreement will be executed outlining the terms of temporary relocation and rehabilitation benefits. Officials said Shahunagar residents will receive permanent homes within the same locality within five years from the issuance of the commencement certificate.

Authorities stated that the transit units offer larger and better-quality living spaces than many of the existing structures and will be fully maintained by DRP and NMDPL. The arrangement is intended to provide residents with safe and comfortable accommodation until their permanent homes are completed.

Under the relocation package, families living in homes of up to 275 sq ft will receive a monthly rent allowance of Rs 22,000, while those residing in 375 sq ft units will receive Rs 30,000 per month.

Officials added that the rent assistance will increase by 5 per cent every year. In addition, all families will receive a one-time shifting allowance of Rs 15,000 regardless of whether they choose rented accommodation or transit housing.

As part of the redevelopment benefits, Shahunagar residents will be entitled to new homes with a minimum carpet area of 500 sq ft or 1.35 times the carpet area of their existing homes, whichever is greater.

Officials said every effort is being made to ensure that the relocation process remains resident-friendly while addressing concerns and minimising inconvenience. The broader objective is to enable phased construction activity and expedite the delivery of permanent rehabilitation and renewal homes under the Dharavi Redevelopment Project.
